What Is a 203(k) Loan?
The FHA 203(k) is a government-backed renovation loan that rolls a home’s purchase price and the cost of eligible repairs or improvements into one mortgage with a single monthly payment. Instead of taking out a separate, higher-interest construction loan, buyers borrow based on the home’s projected value after the work is complete.
There are two versions. The Limited 203(k) covers smaller projects (typically up to $35,000 in repairs) with no structural changes. The Standard 203(k) handles larger renovations, structural work, and major remodels, and involves a HUD consultant.
